A little Background on us and our Business Philosophy
Who are we?
We operate a Singapore-based boutique asset management business focusing on the direct investment into property development projects in the UK and Australia. We seek to identify premium investment opportunities; negotiate; arrange and monitor the investments made dealing directly with the property developer.
We focus on small-medium residential developments sometimes mixed with commercial. Property development financing is typically structured with both with debt and equity. Our classic business model has been to work with the developer from origination, through planning to construction and sale of the end product.


Leading by Example
We put our own hard-earned money to work first. We perform due diligence sufficient for ourselves and monitor the progress of projects closely through the lifecycle of the development project.
We are Singapore-based and thus operate under the regulatory regime of the Monetary Authority of Singapore (MAS). We do not solicit investment funds from the public nor do we offer financial advice. We can discuss specific client objectives which might, for example, be around co-investing with us but these discussions will remain strictly within the framework set by MAS.
Our Core Principals
Just as when we first ventured into this asset class, it is difficult to get comfortable without building trust with the developers, the financiers, arrangers and other professionals. This is a key activity undertaken Spice Developments since all deals are personally led by our principal Mark Buchan. Our core investment philosophy can be summarised as:
